Digital Marketing for Home Service Businesses in Vancouver
How HVAC, plumbing, electrical and renovation companies in Metro Vancouver can get more calls from Google, Maps, ads, reviews and a fast website.

Home service businesses — HVAC, plumbing, electrical, roofing, renovation, cleaning — live and die by the phone. When a furnace stops working in January or a pipe bursts, customers search on their phone and call one of the first businesses they see.
I’ve spent years doing digital marketing for a heating and cooling company in British Columbia, so this guide is based on what works in this industry, not theory.
Why home services are different
- Urgency: many searches are emergencies. Speed and availability win.
- Location: customers want someone nearby who serves their city.
- Trust: people are letting a stranger into their home, so reviews and credibility matter enormously.
- Seasonality: heating peaks in winter, cooling in summer, so marketing needs to follow the calendar.
1. Win the map: Google Business Profile
For local service searches, the map results often get the most calls.
- Choose the most accurate primary category (for example, “HVAC contractor” or “Plumber”).
- List the Metro Vancouver cities you actually serve as service areas.
- Add your services, real photos of your team, vans and completed jobs.
- Keep hours accurate and mark emergency availability if you offer it.
- Post seasonal updates and offers.
My local SEO guide for Vancouver covers the full setup.
2. Make reviews a habit
Ask every satisfied customer for a review, ideally right after the job with a direct link sent by text. Reply to every review. A steady flow of genuine reviews improves both rankings and conversion — and never buy or incentivise them.
3. Build a website that turns visits into calls
- A click-to-call phone number at the top of every page.
- Separate pages for each main service — furnace repair, AC installation, water heaters, and so on.
- Clear service-area information for the cities you cover.
- Trust signals: licences, certifications, warranties, years in business and real reviews.
- Fast loading on mobile — most emergency searches happen on phones.
If your site is slow or dated, read WordPress vs a custom website before rebuilding.
4. Use Google Ads for immediate calls
Google Ads puts you at the top when people need help now. For home services:
- Target only the areas you serve, with the “Presence” location setting.
- Focus on high-intent searches like “furnace repair Burnaby”.
- Use call assets and track calls as conversions.
- Schedule ads for hours when someone can answer.
- Check whether Local Services Ads are available for your category.
My Google Ads local targeting guide explains each step.
5. Plan around the seasons
Prepare content, ads and offers before demand peaks: furnace maintenance in early fall, AC tune-ups in late spring. Budget more during peak seasons and use quieter months for maintenance plans and reviews.
6. Track calls, not just clicks
Most home service leads come by phone. Use call tracking and record which calls turn into booked jobs, so you can see which channels actually pay.
7. Stay in touch with past customers
Maintenance reminders by email or text bring repeat business. Follow Canada’s anti-spam rules (CASL): get consent and make unsubscribing easy.
Frequently asked questions
Should a home service business focus on SEO or ads?
Usually both: ads for immediate calls and seasonal peaks, SEO and Google Business Profile for long-term, lower-cost leads.
How many reviews do I need?
There’s no magic number. What matters is a steady flow of recent, genuine reviews — more than nearby competitors if possible.
Do I need a separate page for every city?
Only if each page is genuinely useful. A few strong pages for your main cities beat dozens of near-identical ones.
